    Some interesting choices, and missing some great ones.

    Chick-Fil-A: The financial barrier to entry for a franchisee is low, but a good physical location in the Binghamton area is hard. The former Pizza Hut and Friendly's parcels on the Parkway that some think would be good is actually not good. While it is technically 1.5 acres, and an OK size for a CFA, the hillside takes up some of that space and the traffic issue on the Parkway for the drive-thru would be a major concern. The corner spot where KeyBank is now at Oakdale would be the best spot in Broome right now. I did suggest that to the new owners of the mall. Another option would be at Parkway Plaza where an outparcel is mentioned as available to be built near Kohl's. Both those spots would allow for the off-roadway traffic for the drive-thru.

    Firehouse Subs: Would be a great addition to the community. The previous franchisee in Ithaca was looking for a spot in Broome. I think the former Subway at University Plaza would be good, although the space is a little small. The former 5-Star Urgent Care between Chili's and Red Robin would be good, but designated parking would be required as the employees at the neighboring businesses seemt to take a lot of those spots.

    Dairy Queen would do very well locally, and would be a better fit on the Pizza Hut/Friendly's parcel mentioned above.

    Culver's is a step above Dairy Queen in the burger and "ice-cream" world IMHO. It would be the first Culver's in the northeast. Broome does have a history of having a lot of firsts or one of the firsts for NY. It was the first Kohl's in NY, 2nd Target in NY, would have been the first Sonic in NY but there was a delay, the third NY area with a Walmart (Rochester was first and Cortland was 2nd by 3 months), and more. It would do very well at the above mentioned Parkway location, as well as possiby the parcels near the Cheers sign by Fox 40.

    Sheetz would be another great first in NY opportunity. The former Speedway/Hess on Upper Front St would be a perfect spot for it as long as it is combined with the parcel just north that housed the Tokyo Sushi Buffet. At a combined 1.89 acres, that would be just about the perfect size they look for, include a controlled intersection, with interstate access, and with an AADT of over 20,000 vehicles it is above their desired 18,000 a day. The only hiccup may be if Speedway puts a deed restriction in preventing another gas station/convenience store from opening there. If they do, the FTC may be interested in it, as Broome County already has a serious lack of competition. Even with Byrne Dairy opening a few stations, Mirabito's hold on both their own gas stations and their supplying of other gas stations prevents true competition and causes the high prices we see here compared to Syracuse and elsewhere in NYS.

    We have nothing like Golden Corral in this area.
    Been to others elsewhere and love them.
