Do you think your home's energy efficiency influences its resale value?

    As an energy auditor, engineer and originally educated as an architect, I would like to say that it does matter. Unfortunately while it should matter, it does not. It seems the majority of people invest in energy savings to 1)Save money or 2)because they realize the larger national and global impact of not doing so. Watch teh non-stop home improvemetn shows on TV and you will seldom hear anything about improving the resale with energy savings measures. We are currently working on a Total Cost of Ownership study for lower income housing to show the benefits for reducing monthly expenses. Unfortunately, funding is based on initial investment (mortgage) with totally different funding sources for heating assistance, food, transportation and other such items that could and should be part of a home and neighborhood design and cost analysis.
